Gutter Pulling Away From the House? Read This First

A gutter that has started to separate from the house — a visible gap at the top, a section hanging lower than the rest, fasteners backing out — looks like a gutter problem. Nine times out of ten it is a fascia problem, and treating it as a gutter problem guarantees you will be doing it again next year.

The sequence that gets you here

It usually starts with a small leak or an overflow. Water runs down the face of the fascia board, or gets behind it because the drip edge is missing or wrong. The timber stays damp, and over a season or two it softens. Softened timber does not hold a screw or a spike. The weight of the gutter — significantly increased if it is holding debris and water — starts pulling the fasteners out. As the gutter tilts, more water runs onto the fascia, and the process accelerates.

Why re-fastening does not work

If you drive new screws into the same softened board, they have nothing sound to grip. It will hold for a while, particularly through a dry spell, and then fail in the same place. This is the single most common "the repair did not last" complaint we hear about other people's work, and the cause is almost always that the fascia was never addressed.

How to check

From a safe position, press the fascia board firmly behind and below the gutter. Sound timber is hard and unyielding. Rotted timber gives, feels spongy, or crumbles. Look for dark staining, flaking or bubbling paint, and any section where the board has visibly swelled. If a screwdriver pushes into the board with light pressure, it has gone.

What the repair involves

The gutter comes down. The fascia is cut back beyond the visible damage — rot always extends further than it looks — and replaced with new board, primed and finished. Drip edge is corrected if it was missing or wrongly fitted, because otherwise the new board will go the same way. Then the gutter is re-hung to a correct fall on hidden hangers at proper spacing, and flow tested.

Spikes and ferrules

If your gutter is held on with long nails driven through the front face into the fascia, that is the old spike-and-ferrule method. It loosens with every freeze-thaw cycle and is a common contributor to separation independent of rot. Modern hidden hangers screw into the fascia and clip over the front bead, spreading load much better. On any re-hang, they are worth specifying.

Do not put it off

A separating gutter is actively feeding water into the structure it is fastened to, so the cost of the repair rises every season you leave it. It is also a genuine safety issue: a loaded gutter that lets go entirely is a heavy piece of metal falling from height.
